The short answer

$322. One number, for the whole job: draining what is left in it, cutting the shell down into carryable pieces, taking the cabinet and cover, carrying everything out, loading and disposing of it.

Why a hot tub is not a lift-and-carry job

A filled tub is unmovable and an empty one is still an awkward several hundred pounds of rigid shell wrapped in a wooden or composite cabinet, usually sitting on a deck it was craned or rolled onto before the railings went up.

So it gets cut apart in place. The cover comes off, the cabinet panels come off, the shell is cut into sections that two people can carry, and the whole thing leaves in pieces. That is the standard method and it is what the $322 covers.

What we do not do: disconnect a hardwired 240-volt circuit. Have an electrician disconnect it, or have the breaker pulled and the circuit made safe, before the pickup. That part is not ours to do.

The red clay problem

This is the Charlotte-specific part. Piedmont red clay does not drain, and it does not forgive.

After a wet week, a backyard here is not a surface you drive anything across. Equipment leaves ruts you will be filling in for a year, and heavy machinery on saturated clay simply sinks. This is why hot tubs get cut apart and carried out by hand in Charlotte rather than dragged out on a dolly or a skid — hand carry is the method that does not destroy the yard.

Practical advice: if it has rained hard, give the ground a couple of dry days before the pickup if you can. The price is the same either way; the state of your lawn afterwards is not.

Getting it off the deck and through the gate

Most Charlotte hot tubs are on a raised rear deck, because that is how the 1990s and 2000s houses in Highland Creek, Steele Creek, Ballantyne and the Matthews and Mint Hill subdivisions were built. A few are inside a screened porch, which is a tighter version of the same problem.

Then there is the gate. The newer builds out in Waxhaw, Weddington and Indian Trail sit on narrow side yards with very little clearance between the house and the fence, and the gate is usually a single standard panel. A cut-down tub goes through it in pieces; an intact shell does not.

If the only route out is through the house, say so when you book. It is doable and it does not change the price, but the crew plans the cuts differently.

What stays behind

The removal takes the tub. It does not take:

• The deck, the pad, or the framing it sat on.
• The electrical run, the disconnect box, or the conduit — that is an electrician's work.
• Any concrete pad underneath. If that is going too, concrete and masonry debris is $219 per quarter truck, and it is dense enough that it fills a truck fast.

You will be left with a rectangle of deck board that has never seen sunlight and a fitting or two to cap. Everyone is surprised by the color difference.

Why so many Charlotte hot tubs are being removed

A lot of them went in during the stretch when everybody was home and improving the back yard, and a fair number have not been run in years. In this climate that goes badly fast — a tub that sits unused through Carolina summers develops standing water, mildew under the cover, and a cover that has absorbed enough water to be a two-person lift on its own.

The other trigger is selling. Charlotte's housing market moves quickly and an inspector's note on a non-functioning spa is a negotiating point a seller does not want. Most of these calls come in before a listing, not after.

Third trigger: HOA and covenant letters in the Ballantyne, Blakeney and Highland Creek neighborhoods, usually about the condition of something visible from a neighboring lot.

Above-ground pools and cold plunges

An above-ground pool — frame and liner — is $145. Drain it first; a partially full liner is not movable, and dumping several thousand gallons onto red clay all at once floods a yard and sometimes a neighbor's. Let it out slowly, and keep it away from the storm drain, because this region drains into creeks that are actively monitored.

Cold plunge tubs are $271. They are smaller than a spa and usually a straight carry, but they are heavier than they look and the chiller unit goes with them.
