What a garage cleanout costs in Charlotte

The short answer

Garage cleanouts price on the truck-fill ladder:

Typical Charlotte outcomes: one bay cleared is a quarter to three-eighths truck. A two-car garage in Cotswold, Steele Creek or Highland Creek emptied properly is a half to three-quarters. A three-car garage in a Waxhaw, Weddington or Ballantyne subdivision is frequently a full truck at $732.

If it is only a few identifiable things, we itemize instead and quote the lower number. Minimum per visit is $75.

Why Charlotte garages fill up faster than most

Because there is nowhere else for any of it to go. The Piedmont sits on red clay, and this region built on slabs and crawlspaces rather than basements. Charlotte homes have no basement, a crawlspace too damp and low to store anything that matters, and an attic that is unbearable from May through September.

So everything lands in the garage. Then the car stops fitting, and in a lot of these neighborhoods the HOA has an opinion about cars parked permanently in the driveway.

The newer subdivisions out toward Waxhaw, Weddington and Indian Trail made this worse by being generous. A three-car garage does not stay a three-car garage — the third bay becomes a storage room within about two years of move-in, and once the shelving goes up nobody revisits what is on it until they sell the house.

What actually comes out of one

The same things, house after house:

A very common Charlotte four-item call: treadmill, lawn mower, propane grill and the portable basketball hoop the kids outgrew. $115 + $65 + $71 + $115 = $366.

Add the garage refrigerator that has been humming since 2009 and it is $366 + $164 = $530. At that point the half truck at $431 is cheaper, so that is what we would quote you.

The garage fridge and the extra freezer

Nearly every established Charlotte house has one, for the same no-basement reason. A standard refrigerator is $164, a side-by-side or French door is $183, a chest freezer is $146 and an upright freezer is $149.

They all contain refrigerant, which has to be recovered by a certified technician before the metal is scrapped. That is why the scrap guy who will happily take your old dryer waves off the fridge. It is handled inside our price, not added to it.

Piles, bags and renovation leftovers

Most garages also hold an accumulation with no name. Those price as piles:

• Small junk pile — $82
• Medium junk pile — $129
• Large junk pile — $208

Bagged material prices on its own ladder: 10 bags $132, 15 bags $196, 20 bags $259, 25 bags $322, 30 bags $385.

And in a metro where half the older housing stock is being renovated at any given moment, garages double as staging for leftover construction material. Construction debris is $120. A contractor bag is $41. Concrete or masonry debris is $219 per quarter truck — worth knowing if you are clearing out the remains of a patio project, because that material is dense and it fills a truck long before it looks like it should.

Access, which is easier here than most places

This is the good news. A Charlotte garage cleanout is usually the simplest job we do, because the garage opens directly onto a driveway wide enough to back a truck up to. No stairs, no elevator, no dock reservation, no certificate of insurance.

Two local exceptions:

• Alley-loaded and rear-entry garages in the newer infill and townhome developments in South End, Wesley Heights and around NoDa. Tight turns, sometimes a shared alley. Tell us when you book.
• Carports rather than garages in the 1950s and 60s ranches in Sedgefield, Starmount and along Albemarle Road, usually with a small enclosed storage room at the back. That storage room is where the genuinely old material is.

Timing it

Two windows work best in Charlotte. Late winter and early spring, before the pollen arrives and coats everything in the garage yellow, and before the humidity settles in. Or October, once the afternoon heat breaks. Trying to sort a garage in August here is a genuinely bad afternoon, and it is the main reason so many of these projects get abandoned halfway.

If you are selling, do the garage before listing photos. Buyers in this market look at garages closely, because everyone who has lived here knows there is no basement and the garage is the only real storage in the house.
