A vendor can't touch the freight elevator without a Certificate of Insurance on file naming the building's management, the elevator is reserved days in advance with a dock window, and there's no curb to set a sofa on — everything leaves through the loading dock. The COI, handled
Nearly every Uptown and South End building requires a Certificate of Insurance before move-related work — typically at least $1M in general liability per occurrence, with the building's management company or HOA named as additional insured. It's the single thing that stops most people from just hiring a truck off the internet, because a franchise crew often can't produce one fast. $75 minimum. A furnished-unit turnover is priced flat as truck-fill from your photos. Office furniture — desks ($83), chairs ($82), monitors ($58), filing cabinets — and e-waste come out in the same trip. Freight elevators, dock windows and sectionals
The mechanics are where a tower job is won or lost. Freight elevators in these buildings are reserved in advance and paired with a loading-dock time window, so we schedule the pickup to land inside it and pad for the concierge check-in. Oversized pieces are the other catch — a big sectional often won't fit the service elevator whole, so we split it down on the floor and carry it out in sections rather than getting stuck between floors or scuffing the cab. Sleeper sofas, mattresses, desks and appliances get the same treatment: broken down where needed, padded through the common areas, and out through the dock. Because there's no curb Uptown or in South End, this is the only correct way to do it — and it's exactly how we're set up to work.

Does the city pick up furniture from an Uptown condo?
Not in any practical way. City of Charlotte Solid Waste bulky pickup is a curbside program — by appointment through CharMeck 311 (704-336-7600), with up to about five business days to wait, items out by 6 AM, small heavy pieces under 75 lb, and no TVs, electronics or C&D. In a downtown tower there simply is no curb to stage a sofa on, and the building won't let furniture ride the passenger elevators or sit in the lobby. So the municipal option that exists for a single-family house doesn't map onto high-rise living at all. Everything has to go out the freight elevator and dock — which is exactly what we're insured, permitted and scheduled to do.
What happens after the dock
Usable furniture from a turnover — sofas, mattresses, desks, chairs — is routed to Habitat for Humanity ReStore, Goodwill of the Southern Piedmont, the Crisis Assistance Ministry Furniture Bank and The Salvation Army so it furnishes another household instead of a landfill. E-waste is diverted to a certified recycler — required here, since NC bans TVs and computers from landfills — and metal and appliances are recycled. Anything left goes to a Mecklenburg County disposal center. Diversion keeps the flat price honest and gives a relocating owner or a leasing office a clean, responsible story for the clear-out.
