Uptown Charlotte
Condo Cleanout in
Uptown Charlotte
Fourth Ward high-rises, First and Third Ward towers, and the office-to-apartment conversions of the 28202 core — where there's no curb, everything goes out a freight elevator and loading dock, and the building wants a COI on file first. We do all of it: insurance named to management, elevator and dock booked, sectionals split for the service elevator, and the unit cleared at a flat price from $241 with no high-rise surcharge. Office furniture and e-waste in the same trip, and no NC sales tax.
An Uptown condo is a building job, not a curb job
Charlotte's banking-tower core — around the Bank of America Corporate Center, Truist and the former Duke Energy HQ that's now roughly 450 apartments — is also a dense residential belt of Fourth Ward high-rises and office-to-apartment conversions. Clearing a unit here has nothing in common with a suburban driveway. There's no curb to set anything on. Everything has to come down a freight elevator that's reserved days in advance, out through a loading dock on a set window, and the building won't let a vendor near either one without a Certificate of Insurance on file. That's precisely the work we're built for — the same COI-and-dock discipline that runs in every banking-town high-rise — and it's why a curbside service or the city's bulky pickup simply can't operate in your tower.
How an Uptown condo cleanout works
1 · Send a photo
Snap the unit or the pieces you need gone. You get an exact flat price back — per item or as a truck-fill for the whole condo, no in-home estimate.
2 · COI & elevator booked
We file the COI naming your building's management and reserve the freight elevator and dock window with the concierge — before we arrive.
3 · We clear it out the dock
Insured crew, floor and elevator pads down. We split sectionals to fit, carry everything to the dock, and haul it in one trip.
How much does a condo cleanout cost in Uptown Charlotte?
You can price it two ways, both flat from a photo: per item for a few pieces, or truck-fill for a whole unit. The COI, the freight-elevator reservation and the dock time are already in the number — there is no high-rise surcharge. For comparison, a traditional full-service hauler runs an in-home estimate and per-item add-ons before they'll quote a tower job at all.
| Item / Volume | Flat price |
|---|---|
| Sofa / couch | $126 |
| Sectional (3-piece) | $185 |
| Queen mattress | $103 |
| Dresser | $126 |
| Desk | $83 |
| Whole unit — quarter truck | $241 |
| Whole unit — half truck | $431 |
| Whole unit — three-quarter truck | $587 |
| Whole unit — full truck | $732 |
$75 minimum. Freight-elevator work, the COI and carrying to the dock are all included — no per-floor or high-rise fee, no matter the floor. Clearing a whole unit? Send one photo of everything and we'll price it as a truck-fill. No NC sales tax on the service — the flat price is all-in.
Does the City of Charlotte pick up from a high-rise?
No — the city program is built around a curb, and an Uptown tower doesn't have one. City of Charlotte Solid Waste offers a free curbside bulky pickup, but every rule assumes a house: the item has to be at the curb by 6:00 AM with three feet of clearance, it's by appointment with up to about five business days to wait, small heavy pieces are capped near 75 pounds, and it won't take TVs, computers or construction debris. In a 28202 high-rise there is nowhere to legally place a sofa for the city to collect — the building's move-out policy sends everything down the freight elevator and out the dock, not to a sidewalk. (For the record, the city books through CharMeck 311, 704-336-7600.) So the free program simply doesn't reach your unit. We do: COI on file, elevator reserved, and the whole load carried to the dock in one trip.
What we clear from an Uptown unit
- Whole-unit turnover — furniture, beds, rugs and boxes from an investor flip or a lease-end, priced as truck-fill.
- Sofas & sectionals — split on site to clear the unit door and the service elevator.
- Mattresses & bedroom sets — carried down and recycled where possible.
- Office furniture — desks, chairs, filing cabinets and cubicles from a downtown office or an office-to-apartment conversion.
- E-waste — monitors, computers, TVs and printers, diverted to certified e-recyclers (NC bans them from the landfill).
- Appliances — a unit's fridge, washer or dryer, refrigerant handled the right way.
Where it goes after the dock
Usable furniture and housewares are routed to donation — Habitat for Humanity ReStore (Charlotte Region), Goodwill of the Southern Piedmont, The Salvation Army and the Crisis Assistance Ministry Furniture Bank — so a good sofa or desk furnishes another Charlotte household instead of the landfill. Electronics are the important one Uptown: North Carolina bans TVs and computers from landfills, and the city won't take them, so we divert monitors, computers and TVs to certified e-recyclers. Metal and appliances are recycled, mattresses recycled where possible, and the small remainder goes to a county disposal center. Mecklenburg disposal is cheap and we divert what we can, which is why the flat price holds — no separate dump fee, and no NC sales tax on top.
COI, freight elevator, dock window — handled
The whole difficulty of an Uptown clear-out is the building choreography, and it's exactly what we take off your plate. We issue a Certificate of Insurance naming your building's management or HOA as additional insured — typically around $1M general liability — and get it on file before the date. We reserve the freight elevator days in advance and confirm the loading-dock window with the concierge or property manager, so the crew shows up inside your booked time, pads the elevator, and works clean. Oversized pieces get split on site to clear the unit door and the elevator car, then carried down and out the dock — never dragged through a lobby, never left for the building to deal with. Investor flipping a unit between tenants, an owner downsizing out, an office being converted or emptied: same drill, one flat price, no high-rise surcharge.

What Uptown residents say
"Flipping a unit in a Fourth Ward tower and the building is strict — COI naming management, freight elevator booked, dock window only. JunkRabbit had the COI filed the same day, split the sectional to fit the elevator, and cleared the whole unit inside my window. Flat price, no per-floor nonsense."
"We're in one of the old office buildings turned apartments and had a mix of home furniture and leftover office desks and monitors. They took it all in one trip, recycled the electronics properly, and there was no curb to worry about. Easy flat quote from a photo."
"Cleared my mother's Uptown condo after she moved to assisted living. Discreet crew, coordinated the elevator with the concierge, donated most of the furniture. One flat price for the whole unit, no tax added. Very professional."
