The short answer
Storage units price on the truck-fill ladder, and unit size maps onto it fairly predictably once the unit is packed the way people actually pack them.
| 5x5, packed | $241 (quarter truck) |
| 5x10, packed | $338 to $431 |
| 10x10, packed | $431 to $587 |
| 10x15, packed | $587 to $732 |
| 10x20 or larger | Often more than one load at $732 |
If the unit holds only a few identifiable items, we itemize instead and quote the lower number — a sofa at $126, a mattress and box spring set at $143, a dresser at $126. Minimum per visit is $75.
Why Charlotte rents so much storage
Two reasons, and both are structural rather than behavioural.
The houses have no basements. The Piedmont's red clay pushed this region to slab and crawlspace construction. A Charlotte house has a garage, an attic that is unusable from May to September, and a crawlspace too damp to store anything that matters. When the garage fills, the overflow has nowhere to go but a rented unit.
The metro is full of people mid-move. This region takes in new households continuously, usually on a job start date rather than a housing timeline. The standard sequence is: arrive, put everything in storage, rent an apartment in South End or University City, buy a house in Matthews or Waxhaw a year later. The unit rented for three months is frequently still rented three years later.
Which is why the storage corridors along South Boulevard, Monroe Road, Independence and out toward the I-485 interchanges keep filling up.
What is usually in one
Storage units are remarkably consistent. The furniture from a previous, larger house; boxes nobody has opened since the move; a mattress; exercise equipment; and holiday decorations.
A representative 10x10, itemized:
- Sofa — $126
- Dresser (standard) — $126
- Mattress + box spring set — $143
- Dining table (2-4 seat) — $103
- Treadmill — $115
- Bookshelf — $72
$126 + $126 + $143 + $103 + $115 + $72 = $685 itemized, before any of the boxes.
With the boxes it is a half to three-quarter truck, so the quote would be $431 or $587. Storage units are the clearest case where truck pricing beats itemizing, because the box count is always higher than remembered.
Facility access is the scheduling constraint
Not the unit. The building.
- Gate hours. Access hours are usually shorter than office hours, and a job has to finish inside them. Check both before booking a window.
- Office hours for paperwork. If you need a lock cut, or you are closing the unit out, the office has to be open.
- Climate-controlled buildings have elevators. A multi-story facility means a lift, a long interior corridor, and shared carts. That is slower than a drive-up unit and worth mentioning when you book.
- Drive-up units are the easy version. The truck parks at the roller door and the job is loading.
- Do not use the facility's dumpster. Every facility in this metro prohibits it, and they charge the tenant when it happens. It is the storage version of the apartment dumpster corral.
Moisture, which is the Charlotte variable
If the unit is not climate controlled, expect mildew — particularly on anything upholstered, on cardboard, and on paper. Carolina humidity plus a metal building through several summers does the same job it does in a garage or a crawlspace, and it is the reason so many storage cleanouts turn out to be disposal rather than retrieval.
The practical implication: sort expectations before the day. Furniture you were planning to donate may not be donatable, and boxes you were planning to keep may be soft at the bottom. Open two or three before you decide what the job is.
Closing out a unit properly
The point is usually to stop paying rent, so sequence it around the facility's billing:
- Check your move-out notice requirement and the date rent renews.
- Book the cleanout a few days before that date, not on it.
- Sweep the unit — most facilities require it returned empty and clean.
- Remove your lock and tell the office in writing that the unit is vacated.
We sweep the unit as part of the job and can send photos on completion, which is what the office will want if you are doing this remotely.
Abandoned and inherited units
Two common versions in this metro.
An estate unit. Charlotte's mid-century ranch estates frequently include a storage unit nobody in the family knew about, usually rented when the house got too full. Sort documents and valuables first, then clear.
A purchased auction unit. You bought the contents, you took what you wanted, and the facility wants the rest gone inside a short window. That is a full-truck job at $732 more often than not, and the deadline is real — facilities charge rent until it is empty.
Booking it
Tell us the unit size, the facility, whether it is drive-up or upstairs, and the gate hours. You get a price before booking that does not change on the day. Loading, hauling, disposal, recycling and sweeping the unit are included, and nothing goes in the facility's dumpster.
We cover storage facilities across the metro, including the South Boulevard, Monroe Road, Independence, Steele Creek, University City, Matthews, Huntersville and Pineville corridors.
Frequently asked questions
How much does it cost to clear out a storage unit in Charlotte?
A packed 5x5 is about $241, a 5x10 runs $338 to $431, a 10x10 is $431 to $587 and a 10x15 is $587 to $732. Larger units often take more than one load.
Can you put it in the facility's dumpster?
No, and neither should you. Every facility in this metro prohibits it and charges the tenant when it happens. Everything goes on our truck.
Do you work around gate hours?
Yes, and they are the real constraint. Access hours are usually shorter than office hours, so tell us both when you book.
What if the unit is upstairs in a climate-controlled building?
No problem and no extra charge. It is slower because of the lift and the corridor carts, so it helps to know in advance.
Why is so much of my storage unit ruined?
If it is not climate controlled, Carolina humidity over several summers gets into upholstery, cardboard and paper. Open a few boxes before the pickup so you know what the job actually is.
Can you do it if I am not in Charlotte?
Yes, with facility access arranged. We sweep the unit and send photos on completion, which is what the office will want for the move-out.
